Property Overview
We are hiring a Maintenance Technician for a well-maintained, 107-unit multifamily community in Kansas City. This property is supported by an engaged ownership group that takes pride in maintaining a clean, safe, and professional environment for residents and staff.
Position Summary
The Maintenance Technician is responsible for the day-to-day upkeep of the property, including unit turns, work orders, and general maintenance. This is a hands-on role that requires strong technical skills, reliability, and attention to detail.
Key Responsibilities
General Maintenance and Repairs
• Complete interior and exterior painting, including unit turns and common areas
• Prepare surfaces by patching, sanding, priming, and caulking
• Install and repair flooring such as LVP, laminate, carpet, and tile
• Address subfloor issues and water-damaged areas
Plumbing
• Repair and replace faucets, toilets, valves, and drain systems
• Clear drain stoppages and identify leaks
• Coordinate with licensed plumbers as needed
Electrical
• Replace outlets, switches, fixtures, and ceiling fans
• Troubleshoot minor electrical issues and breaker concerns
• Maintain common area and exterior lighting
• Coordinate with licensed electricians for advanced work
Daily Property Upkeep
• Walk the property daily to inspect common areas and exterior grounds
• Remove trash and maintain dumpster areas
• Repair doors, locks, windows, blinds, and hardware
• Service appliances including refrigerators, ranges, and dishwashers
• Complete unit turns from start to finish
• Accurately log work orders daily
Preventive Maintenance
• Perform routine HVAC filter changes and system checks
• Test smoke and CO detectors
• Identify and report potential maintenance concerns early
Skills and Experience
Qualifications
• 2 or more years of residential maintenance experience, preferably in multifamily
• Working knowledge of plumbing, electrical, HVAC, and general maintenance
• Strong organizational and time management skills
• Ability to handle multiple work orders efficiently
• Reliable transportation required
• EPA 608 certification is a plus
• HVAC experience preferred
