Overview
Operate, inspect, and maintain utility systems including boilers, chillers, cooling towers, HVAC, air compressors, and nitrogen generator. Perform routine preventive maintenance and troubleshooting on mechanical, electrical, and plumbing systems. Monitor building management systems (BMS) and utility control panels. Respond to utility alarms, equipment failures, and emergency maintenance issues. Conduct inspections and document system performance, repairs, and maintenance activities. Maintain compliance with safety, environmental, and regulatory requirements (OSHA, EPA, etc.). Perform minor electrical work such as replacing motors, sensors, starters, and controls. Maintain proper water chemistry for boilers, cooling towers, and chilled water systems. Assist with energy efficiency initiatives and system optimization. Maintain a clean and safe mechanical and utility room environment. Coordinate with contractors and vendors for specialized repairs or inspections. Follow lockout/tagout, confined space, and other safety procedures.
Skills and Experience
High school diploma or GED (technical or trade school preferred). 2+ years of experience in facilities, utilities, or industrial maintenance. Strong knowledge of HVAC systems, boilers, chillers, plumbing, and mechanical equipment. Basic electrical troubleshooting skills. Experience with preventive maintenance programs and CMMS systems. Ability to read blueprints, schematics, and technical manuals. Familiarity with safety and environmental regulations. EPA Universal Certification or boiler license preferred (depending on facility). Ability to lift up to 50 lbs and work in mechanical rooms, rooftops, and confined spaces. Strong problem-solving and communication skills.
